Not sure how rentals work in Texas but in New York you can still have the tenant pay the broker's fee.All the best!

In New York State where most of my properties are I HAVE to use an attorney if the property is held in an LLC.

We just passed something similar in New York capping rent increases to 5%+CPI (although local municipalities have the option to accept or not).
