I'm learning a lot and the city has also had some cool recommendations (how to deal with heating and the concrete slab with sleepers, recommendation to get pre-engineered trusses which avoids increased structural review). 

I have a 3 floor townhome with trusses and a flat roof.

In everything you wrote , you had one sentence that stood out. 

I stood there for a while looking at it before realizing that I no longer even feel rewarded by this.

The entire thing was something someone decided to just cut the old trusses and plop and new set of extensions onto those trusses that was much bigger on without any knowledge of load bearing to the floors below. 

BTW, this house has stood on the property for about 100 years, it is one of the original farm houses in this area.  

But at the end of the day I was looking for answers on where I stood and what direction I needed to go but they didn’t help so I’m currently looking for a second local lender to meet with.

I recently bought a house with fire damage and need plans for new trusses.

This sounds like an awesome project- I’ve seen some commercial buildings in west loop where it looks like they bolted a new sill to the existing wall and then dropped in new trusses.
