Walls were bleached twice and then mopped with 409Ceiling is actually white again ready for paint , the lines are the rafters Now I have to touch up drywall , paint , caulk , install a small kitchen , and bathroom vanity .

Going to head over today and do some deep cleaning and touch up paint, get things ready for them to move in

As for the $20k rehab costs, even if you do just need touch-ups, there are frequently other things that might pop up or simply were not considered.

I’d keep the 1% guideline on rent rate as a minimum too.Once you have the property, do the necessary touch ups, then advertise and screen tenants.

You spend one day doing some touch up painting and light repairs and 9 days going to Disney World. 

If the doorknob needs to be replaced or the home needs some touch-up paint, you may be able to handle it.
