Hey James, I'm sure you've found a solution by now considering this post is 2 years old, but for future reference here is what I have found as far as software solutions for managing a handful of rehab projects at once.Construction/Rehabbing Specific PM Software vs Generic PM SoftwaresWhen choosing your software solutions you will need to decide if you prefer a house flipping software that is specifically built for managing a house flipping business or use a generic project management software.

Investors should be extremely cautious with Qualified Intermediaries that also represent (and get paid on) replacement property solutions or Qualified Intermediaries that refer clients to their "associates" or "friends" for replacement property solutions so that they can get paid a referral fee or those that actively put replacement property solutions together in order to make money.

As they mention one of the best solutions is to make sure water does not flow toward the foundation it should flow away from it for many reasons structurally but water is not your friend.

You also have the options of the 2 + 1 which is a 2F with a boarder unit that an owner can live in, but likely can't rent after you leave so it's only a temporary solution depending on how stringent the municipality is.Your VA gives you lots of options, but you won't cash flow if you use at 0 percent down because rates are too high.
