I have a feeling this is going to be a long and painful process.

Low barrier to entry, low taxes, landlord friendly, some amazing class A and B suburbs and a strong urban core.

The 2008 timeframe was different and in situations a lot harder than now, but this market will shape a lot of investors that found their new market, product to focus on, and/or to dive in deeper when times get tough.   

And 3 days a year I spend about 30 minutes pondering a repair, rent increase or turnover choice. 

It is a disaster!

But with only a dozen properties in only 2 states I’ve definitely not found a use for one yet.

I'm having a hard time believing that as I've never seen one installed like this. 

If it was a community property state you could file them on Schedule E as a Qualified Joint Venture.

I would like to build a duplex on it for long term rental income.
