Was just going over with my wife both the increase in Occupancy revenue change and the 2023 versus 2024 Marketing spend for this location.

@Tayvion Payton  When I see posts like this, something I'm thinking the poster thinks financing is easier on 5+ units due to commercial loans or that the numbers make more sense.

This figure includes allowances for heat, electric and any other utility that the tenat is required to pay and this is deducted from the FMR. 

For a select few, this can be true, but wholesaling is much harder to get off the ground.

Network in person, see if they have a publication where you can post your deals and what you are looking for, and if there is a larger annual conference for investors locally consider getting a vendor table to talk about your business and what you are looking for.
