Good deals are starting to resurface in many areas in the past few months.I think investing in smaller MF, such as 4plexes which you can still qualify for conventional residential loans and learn from there.

I flagged the ad, and it came down, and i put up my own explaining the other was fake in case it resurfaced.

the house is like brand new, everything in it has been replaced, except the orig hardwood, resurfaced and restained and beautiful... all new everything else though, and a 4 car garage!

Recently we had to replaster the community pool and resurface the concrete in the neighborhood, which after all was said and done, still left room in the budget so that it did not dip into the red. 

The asphalt road is very old and is about ready for resurfacing.

Based on the inspection there are several items that we are requesting to be fixed (roof certification, a/c replaced, pool resurfaced). 

I would go with resurfacing the cabinets...much cheaper and they look good afterward.
