New gas flex line if it's gas and not plumbed directly, *maybe* a few feet of new cable for an electric (but often you can reuse the old cable).If you want to add a drain pan, price that out at the big-box store too - maybe $20 for the pan and $10 for some PVC drain pipe.

In Venice, my old rental just came on the market..It was previously $4500/month and asking $6500. lol Coastal California in particular (or anywhere on the Pacific Ocean - including Mexico) has become increasingly unattainable for most investors or retirees.

This is not my forever home.Do you have have renovation ideas/items I should I implement to save $ or headaches in the long run with tenants.For example- a recessed dryer vent so the dryer can flush to the wall,- drain pan- a hybrid heat pump water heater to save $ in the long run.- smurf tubing- sound proofing between the roomsWhat items do you wish you install that is causing headaches?
