Seems like you can get there quicker by focusing on setting up short-term rentals, and perhaps ones that don't need extensive initial rehab.

Has anyone taken contracts on a preliminary plat (price adjustment would be based on set price per acre)? 

Focus on setting some goals (The One Thing), how to work with people (How to Win Friends and Influence People) and your mindset (The Obstacle is the Way). 

Start contacting local banks and credit unions and get the ball rolling on setting up for commercial financing on your next deal.

We have noticed that inventory is super tight, despite the onset of COVID-19 and substantial unemployment that has come from that.
