Occasionally, if the deal isn't as good lenders will require you to fund the rehab out of pocket.The problem you'll likely face is getting renters in the storefronts.

You'll see homes go for 300-400k, even new builds, on the side of Williford / Crestmere (on the side of the church), yet the very next street over on N Hollywood you'll get iron fences, 7 car packed driveways, and the occasional stray bullets.Investing in Memphis requires hyperlocal awareness.

No outdoor firepit (banned on the lake beaches except for parks), fishing is easy (squawfish are all over our beach area plus panfish and the occasional trout).

People always tell me I am being mean, but I am spending my free time giving absolutely rock-solid answers (with an occasional and much-needed mix of sarcasm and why are you doing this) to questions where these people really need the answers.As we went on in the other forum, it's really about people only wanting to hear what they want to hear and being objectively fragile.

Most also use a Yahoo/Gmail account...yes, I know some here will say they use one or the other, although with sites like mail.com or mail2world, you can at least get a semi-professional looking domain, it just adds to the red flags.I think their search bar is one of the worst, but maybe that's a tech issue...I occasionally go there, mainly to network, and try to find people I can work with, off CI.

Of course, we were monitoring the situations and asked neighbors to quiet down on occasions, but because they still occasionally made noise (regular household noise, not massive, all-night parties), and I didn't evict, then I'm not accommodating her needs.Does anyone know of any special accommodations that need to be made for mental health reasons (as opposed to handicapped access, etc) that I need to know about before going to court?
