What other kinds of loans or financing strategies are available that don't involve using too much of your own cash?

You're going to have to spend a bit of time researching markets but I think picking a market you like to visit is always good. every vacation becomes a write off! 

My plan would be use the 401k kind of like a hard money loan where I'd acquire the property, rehab it, then refinance long term, pay off the 401k loan and get it rented.

What kinds of deals do you prefer?

Not saying it's bad, it's just the way these kinds of things work.

I'm from NY looking at Jacksonville since we would like to visit during the winter months as well.
