From there attempt to connect with people locally in your marketing who are actively doing the business, also you can join the bigger FB groups that Max Maxwell, Chris Jefferson, Bren Daniels, Steve Trang, and others offer and work for someone virtually.

Congratulations on the BRRR deal, @Jefferson Simmons!  

I'd focus on areas that already have ordinances that officially allow them, like Wheat Ridge, Arvada, Littleton/Highlands Ranch, Jefferson County, many mountain/ski towns, etc. or just go with medium-term instead of short term. 

I'm a licensed Real Estate broker here in Georgia and own several duplexes in the Jackson County area (Commerce & Jefferson). 

A couple of things, (FYI I was born and raised in the city, then lived abroad for 5 years but eventually decided to come back) Chicago is the Midwest's foremost metropolis, and probably always will be.
