Assuming you have access to MLS (Multiple Listing Service, a place for agents to list deals).1) Look for deals that look like investor-type of deals (e.g. low purchase price, ugly houses, or sometimes MLS will even say what type of financing it is)2) If the buyer's info is there, voila. 3) Otherwise, contact the realtor to look for leads (that will be more of a uphill battle, but you never know...)

My next goal is to implement the BRRRR (Buy, Rehab, Rent, Refinance, Repeat) method, specifically in Birmingham, AL, and focus on Section 8 properties.With relatively good rehabs, I’m not looking to be a "slumlord"—I want to provide quality housing for tenants while also ensuring my investment is successful.I’ve heard mixed reviews about Section 8 tenants, but I’m eager to learn more.

That allows the timing of the renting much easier as you can move into the new house, then rent the other, then refi the bridge loan into a perm loan.
