So this is not something new, I've used Flat Fee agency before and I know how these guys are working.It' small shop operation, 3-6 guys, with 1 TC.

I do appreciate generating attention to the post for guys that might have some advice that isn't the obvious.

This is insane that these guys got that large of deposits on a pre sale rental house construction sent directly to them. 

I'm new, only been with you guys for a couple days; I connected with a couple people and then boom..

I assumed some would need replaced, which would be okay, but I would hate to see it all trashed.I guess in that vein though, I hear that a lot about LTRs -- the horror stories -- and we have been blessed with amazing tenants (generally) so I was thinking it would be along the same line where it would be something where you would want to charge high-end and screen intensely to try to get a tenant that just is transitioning and can benefit from the furnishings.I know that could still happen though, even with all the precautions you can take, so it's something good to consider! 

If you are calling the licensed guy off the one single van that drives by or was referred to you..

The guy who runs it lays it out like this..1-5 rentals you are still doing okay, have more stuff come up between all rentals the closer you get to 5 or at 5.

They absolutely hate that part of the job. 

Some of the neighboring tenants are older & I know they're going to have an issue if this guy is out back smoking marijuana.

if its a rebrand of do hard money look at old threads on BP.. these guys while not a scam many that posted on BP lost their 2300.00 because no deals were ever good enough and so they gave up and lost the deposit.. back a few years ago it was 3k.. great bizz model make 3k and and dont fund anything or very few according to others that posted.
