This isn't a lending requirement but have some boots on the ground other than just the construction company.

Otherwise, the dry ground will suck the moisture out of the ground. 

So are you saying that currently the market is saturated with people trying to build wealth from the ground up with real estate exactly how I am?

While it appears many rookie investors tend to struggle to hit the ground running due to lack of capital / financing, I have the opposite problem.

You need boots on the ground to see who lists flips and who lists dumps.

We lend up to 85% of the build costs but, generally, require that our borrowers have some experience with ground-up construction. 

And if that's where your head is at in it, win-win, I like to think it comes through and sellers gain confidence and trust because your not just trying to sell-em on something, your pressing for a mutual win which draws them in to do the same, come to the middle ground, working together vs adversarial. 

Obviously you are on the ground, so you would know better. 

I got caught in a mtn wave on one trip from Napa to Thermal Ca  and we had 2k ft ups and downs un commanded you just ride the wave like a surfer and on the back side of the wave U pick  up some pretty impressive ground speed.
