Hi everyone, as a newbie I've spent a lot of time reading the blogs and forums trying to get a grasp on how to wisely jump into RE.

So I will let you know once I get a good grasp and knowledge about the area.

@Arpita Patel I would encourage you to have a firm grasp on the numbers and assumptions before taking an investment to investors or a lending institution. 

Many who do not bury themselves in partnerships struggle to grasp this also. 

It may take a real life, personal experience for many kids to grasp/care about financial responsibility much less wealth building.

Are there any other strategies I might not have considered here, or am I just grasping for a deal here where one may not exist?

Hey BP,I'm truly trying to get a firm grasp on how a HELOC works.

It took me a few minutes to get a grasp on what was being talked here. 

Illegal.... well.... don't buy one of those:)   Having a good grasp on this is imperative for the success of your investments so you understand your risks , downside ,upside etc.
