Granted I understand your thoughts about curb appeal, but it may be cheaper/better to go trim first and then evaluate.

We take for granted that a lot of folks don't actually know how to utilize an appraisers office or search through the states biz website.

We were granted a walk through and was able to talk with the tenants which made the decision to but seem easier i suppose.

I live very close to Southbank (in South Loop near Grant Park and the Lake) and I really love this area of the city.

Same thing with what I am building in Charleston SC another red hot market with extremely limited inventory and no SFR goes for rental purposes.. those with funds to buy are still buying . when i built in florida starter homes that was and is a disaster.. granted I did not lose money but it was No way worth the effort time and risk.. so its market dependent. 

@Grant NashI don't think you're missing anything, it's very tough to make a BRRRR work right now.  

I’ve started at looking at different lenders this week and noticed that some offer grants that cover some cost to close.

I would not add much, a simple bedroom, bathroom, kitchen, and hvac.Another aspect of this deal is that the building is listed as a historic building and thus could qualify for some grants. 

Also, did your investment grant you % ownership in the property you were investing in?

They are selling grant deeds that give ownership to a house.
