For my short term rentals I am really going to focus on adding improvements that will increase my daily rate and guest experience.

Not sure the current status, but I would say Plano is not AirBnB friendly. 

It can be hard to find a good fit as a property manager, or know what's going on with all the guests you have.

I suspect the guests via their reviews will dictate what constitutes a bedroom.  

Chat with them, and ask them where they find their guest (Airbnb, Furnished Finders, Insurance claims, etc).

If I were wildly successful in implementing any strategy, I would keep quiet about it and enjoy my life.It's like the tale about the gold miners in California during the Gold Rush of 1849:  the only ones who made real money were the ones selling the tools and supplies to the miners.
