I'm in somewhat of a similar situation, except I represent a landowner who is cash poor but owns prime land throughout GA.

I have recently been looking into properties in Marietta, GA.

I have one in georgia that i will use as another "case study" as yeah we had SOL issues there. 

I'm located in Northeast Georgia, and we're currently seeing a trend where specific incentives are being directed more towards covering closing costs rather than rate buydowns.

You can still find a Duplex in Indiana, Ohio, Tennessee, GA, FL and a few other states under $250K.

We're in North Georgia in a location that has an interesting S&D ratio... low demand and nonexistent supply.
