You'll want to collect research that goes far beyond the documents and reports provided by the sponsor.I'd work my way down this list when looking at the buildings: Specific to the properties: Acquisition Costs, Environmental Reports, Appraisals, Property Condition Reports, InspectionsBecause these are likely commercial properties, much of the value is connected to the tenant, so evaluating the tenant becomes crucial: Conditions of Leases (duration, escalations, extensions), Balance Sheets, Competitors, Historical Performances, Credit Scores, Macro TrendsLocal market factors that you are used to pulling: population density, population growth, unit type inventory and growth (multifamily), median income, etc...Financing terms: interest rate, principle paydown plan, cash sweep options...Offering model: management plan, operations, asset management, exit strategy.Sponsor track record: Every sponsor has a list of the previous offerings within the PPM.

I would only hire out for major work I can't do myself or emergency repairs.I've dealt with older houses before and the house may be fine for occupants but there's still usually lots of things that can be fixed / improved so it seems a house that isn't perfect would give more opportunities for ongoing maintenance of this sort.To me it seems fairly straightforward to meet the time requirements but I think I need to have extensive documentation?

It also depends on the extent of the foundation damage and repairs, I have done minimal slab crack repairs on flips and disclosed to buyers, without any issues, and I have also done more extensive slab repairs with plans, permits and inspections, and also disclosed to buyers, without any issues.

My partner was on the acquisitions side of things, so he is extremely knowledgable in novations and creative ways to get the property under contract and I still have an extensive list of buyers, I have built very good relationships with from when I was doing dispositions.I am open to any thoughts on the best way to start and I am open to networking with any one to hear how you got started and what you would do differently now that you have more experience under your belt!
