I would like to ask the advice of the community - can I get some viewpoints on how I could double check this lady's work?

You obviously won't find anything ifor 750/m P/I payment in the area and you won't even find rent for double that amount if you want to keep renting.

I am sure I will be very publicly wrong, and you all can make fun of me in two years, when stocks double and real estate prices crash 20% from here, but I just don't know how you can watch this industry, this closely, for this long, and not be raring to go in the current environment. 

It is much better to hit a single or double with the rehab and a triple or home run on the STR.im Josh and I buy more STRs in the Tampa/StPete/Clearwater/Largo/Seminole area than any other agent the past 2 years.  

The workload has more than doubled with the 3 I have now (and I am technically retired).

I see them often and they have pictures of their deals.  

A few times our door knocker team doubles as "movers" litterally.- You will have to come out of pocket for the arears, fees etc, just to get into "contract" some times $20k or more and all you have as protection is the word of someone who's proven to be unreliable and a signed piece of paper...

I closed on one in SC last month and just completed this future booking conversion process.Firstly, I would like to double down on everything Andrew Steffens mentioned 1000%.

This will give you a clearer picture of STR potential.Sounds like Johnson City is a hidden gem worth exploring!
