Theoretically, I should be able to collect the funds from the deal, should my family member decide to go through with the deal.

Each room will have a separate lease on it with a separate deposit following normal property management practices, and like you said, the leases have different start dates. 

There is likely more as this is just a few of the people who know about the group through word-of-mouth.I'm making this post to hopefully get it seen when people search his name, so they avoid working with him and getting scammed too.

Because you are not changing the tax return that reports the activity of the property.But... the IRS holds the position that Husband/wife LLCs can only be disregarded in community property states. 

As Nathan stated.... you have solid policies and protocols in place and you follow them.
