No dealing/trafiking convictions within 10 years (recidivism, typically repeat offender conviction, invites criminal culture).

So I am in a unique situation currently because I don't own a home and live with my parents (common cultural thing for South East Asians) and now they are moving to Virginia but aren't selling this home.

I hung my hat with KellerWillaims simply due to the culture and honestly the proximity of their local office.

It's more of a cultural thing than a normal cleanliness thing, guess.Getting to know and network with a REI Investor would be a bonus, but obviously not required.  

Kicking out the poor also kicks out culture.

You don't know the areas, language, culture, demographics, trends, municipality, local laws, taxes etc.

Cultures are regional. 

@herman chen I was always under the impression only Chinese citizens are allowed to purchase residential real estate in mainland china, is that true?

My husband and I just started investing in Multi family, our goal is to acquire 2-3 properties in the next 12 months.Meanwhile, I know there are many Chinese investors and new immigrants buying US properties as primary residence or investment .

I know that isn't what you want to hear but it is kind of the culture there.
