I have no idea why, it seems obvious to me that things wear out over time, and especially with most being aware of depreciation I have no idea why there is a disconnect as to where depreciation stems from. 

@Kent Ford Be aware of the property taxes in Texas.

This could create a disdain for flipping properties and not continuing on the path..The other option could be wholesaling it to start a path to build a war chest to go out and do the first flip with your own money down. 

Also be aware that cash out refinances typically have slightly higher rates than initial purchases or just rate and term refinances.

However, since you’re switching to a commercial loan, this may not apply—check with your lender for specifics.Be aware of closing costs and potential prepayment penalties tied to your FHA loan. 

Don't know about anyone else, but I feel like my personal daily battle is between doing what is urgent and fuels my raging undiagnosed ADHD, or what is actually important.I've done a ton of work on this over the past almost 4 years, and still am nowhere that I think I need to be, but I'm at least getting to a level of awareness I don't think I ever had before and that is a win in my book.  

Just be aware that (1) you can easily do whatever it is Tardus is selling much cheaper elsewhere (2) Tardus special investments for members only are mundane investments available at the same terms to anyone with a computer and internet connection and (3) the strategy of borrowing from a HELOC to juice returns carries with it a much greater risk than is apparently disclosed. 

Are you aware of city of San Diego rules regarding converting existing legal space to ADUs?  

As an experienced PM, I'm intimately aware of how challenging "normal" property management can be which is why I've always turned down rent by room opportunities.
