blabla re expenses vs increase of basis there after.tnx, curt i agree with you on basis thats how i would think it works  but not a CpA or expert all the props I have taken back in foreclosure and its more than a few.. thats how we came up with our basis when we finally resold. keep in mind we did not keep them for rentals as we are not in the rental bizz per se.. so if you keep them I guess you need to figure out basis to establish how much your deprecation is going to be.

I'm also looking to house hack in Austin and I see quite a few properties in the Montopolis and other areas of SE Austin.

Any info on the SE tax split is appreciated- I could t find any specifics to splitting between married members with w-2 earnings.

There's no really Big Box Gap lender per se, like it's a loan product like DSCR and Rehab loans. 

I don't think much depreciation per se but maybe a couple percent in 2024 based on alot of reading I've been doing.

Most people I knew who owned houses there didn't view them as investments per se as far as making cash flow; it was just to help defray the cost of owning them, and as time went on they just appreciated well. 

I'm in SE PA, found a property in western PA, about 4-5 hrs away.
