Vinyl plank floor, paint, counter tops, tile bath floors, new light fixtures, deep sink with designer faucet in kitchen, toilet upgrades, refinish tub surfaces, replace bath vanities or sinks/tops, add or update window treatments - all simple things a landlord and a helper can complete.

And I mean not go in as a Pity Helper, but as an actual investor (a business partner) on a particular deal.What I am saying is strengthen yourself up as your own man with your own business, and then after a couple of years (IF) you get something  that he is comfortable with (and comfortable that YOU can make a profit on for both of you as equal businessmen) he might put some of his backing behind it (which might be a lot more than you know right now).Another key point you mentioned is the oil meetings.

Become a helper for a general contractor!

Other options could be property management, working with someone on flips possibly as a runner or general helper, driving for dollars, maybe even a mobile notary.

I like Will's description- the main idea is to take a few less lumps from the school of hard knocks by seeing things in action first hand.In my particular circumstances, I don't have as much time as the poster @Jeff S referenced, but nonetheless, I don't mind being a gopher/helper/carwasher for a few days in exchange for some education.Thanks for pointers!
