I would have a personal guarantee on the lease from co signer.Look for language from any bank PG form.And see a lawyer, to make it enforceable.

You also would only engage with a HML if you have short term (high) profitability.The best hard money deal I've come across is 12 plus 4 points for 6 months money, $200k with a PG.
