That's because Copper is worth money. if a place is left vacant with no protections then people break in and steal the copper.

So, when we try to steal the term "CAP Rate" and apply it to mean ~"How good of a deal I found," we're ... not being respectful of how the term is used in other circles.I can co-opt any word and claim it has a different definition ... but if my goal is to be understood by the largest group possible and avoid mis-communication, I'm better off not using terms in ways that professional associations discourage.And, yes, this is definitely a first-world problem.
