Any expenses you put in to renovation or repairs are not deductible, but must be capitalized after the property is in service. 

@Jason Bohling Thanks for that.I'm not sure if I put in in this thread (and its too long to search), but do people realize that even their commercial loans like the 30yr term and amortization loans, and similar, have a secondary market? 

I am seriously curious, no judgement made just curious why you (if any reading this did) put $ in there and left it there. 

I'm just about to sell my first flip which I put in about 130k (all in) and its under contract for 200k (minus some seller concessions).

I am a new investor so I'm willing to put in time equity in exchange for knowledge and experience.

Many of the BP calculators want you to put in 5% but this is not always accurate.

We've done a lot of deals together over the years and I appreciate all the work he's put in over the years especially when we were doing really lean deals and there wasn't a whole lot of profit there for him relative to the work he was doing. 

This will give you a base for what you need to put in to get the best value out of your properties when you are checking ARV and getting the sales price you want along with selling quickly. 

Don’t let the “know it alls” and “ that ain’t going to work” types distract you.

Does that make any sense to put in a 30 year loan package, or standard by any means?
