Anything late-night was either something that could wait until morning and the guest understood that, or something major enough it required a specialist (HVAC repair, plumber, etc) which I can call just as easily here in Utah as I could if I were standing in the house.Now if you were charging $300/mo and were interacting directly with guests and fixing small items (towel rack fell off the wall, etc) then that would be more enticing.

I'd rather not risk a bad review.This is rare for me.The bed skirt is so inexpensive I would rack that up to cost of doing business.

Current projects include: (1) Refinishing a wooden deck, (2) refilling a compact sand driveway, and (3) replacing a screen door (that will likely require some door frame work this time.)Also looking for a trusted plumber-excavator to replace underground sewer line.Thank you.

We have some wooden beams. 

I have had tenants install them on the sides of the building where there were wooden beams, and one guy just put one basically on the ground next to the house.

Its always nerve racking to pitch to an investor. 

A multi-month delay will rack up a loss vs. a profit.
