@Lance Hulsey I "landed" in Santa Cruz in 2014 and met my wife soon afterwards and in a five year span have come to really enjoy the place.  

It’s already 70 degrees here in PHX so our high season can span as much as 6 months I like the idea of the new build for several reasons.

I took a similar path as well and grew fast in a 2 years span.  

I’ll always bet that the market will appreciate over the span of 30 years.

Unless you fall into a very deep equity position on a large asset and are able to acquire, add value, and exit (refi or sell) within the next 11 months of the year- which I know is not something I can likely do with that kind of time span. 

Average commission rate, Im using whats average in my MLS system, which is the largest in the country spanning multiple metro areas, so Im sure there could be variance there.But theres no way I can figure out how the average at EXP can possibly be higher. 

It would be rare that a new appliance would have such a life span; they plan for obsolescence these days.I buy both new and used, depending on the type of appliance.

@Christopher Salazar My criteria is out of state absentee owner, 40-100% equity, owned since 1999 or before and spanning across 2 counties.

I don't listen to the podcast either not even my own.. as I don't have the attention span and most of whats talked about I have experienced over 40 years of doing this stuff.. not that I know it all I certainly don't.. but pod cast to me could not be more boring to try to watch or listen to so I don't do those on any site.. 

Maintenance isn’t too bad, just budget for a shorter life span on your flat roof compared to a shingle roof.
