original electric  maybe 60 to 100 amp , not enough for today , old steam boiler  ,  galvanized plumbing ,  terra cotta sewer pipe clogged with roots , 3 layers of shingles on a 12/12 pitch roof ,  termites , Lead paint , no fire escapes ,  the list goes on .

That would mean pay to have your heating and air ducts inspected/cleaned and the root cause of any problems documented.

You are probably too busy to post, but wanted to let you know I am rooting for you. 

That included painting over a few dings, covering one hole in the drywall, and cleaning roots out of the septic pipe.That means carrying costs over the past year have been $2125.

As far as anybody else, their roots trace back to somewhere else.

imho there are better ways to grow your RE roots.
