Besides, contracts, union arrangements, etc. have a way of deteriorating over time, so don't make a decision based on expectations that may not come to fruition.FWIW, I have an MBA in Finance, and one of my grad school professors was sufficiently impressed w/ me that he encouraged me to get my Doctorate and go into academia.  

There is nothing cast in stone that says this is the threshold, but it is how I have seen it distinguished in finance courses.Another thing to consider is that IRR is just a tool that measures RELATIVE returns.

Hey everyone,I work in finance for a real estate developer in San Diego but I would like to learn more about the investment side of the real estate world. 

I am a carpenter by trade and the property is a duplex with one side currently rented and in fine shape.

My corporate job title is "Business Systems Analyst" but my personal job title is "Visionary of my Real Estate Empire" (corny, but hey).My most relevant background experience would have to be in Finance.
