You should pay 10k to 15k or less for the service.  10% on a million dollar build is beyond silliness to me.For 100k to 120k in design fees, I'd want the Property Brothers themselves to come down and design the thing. :-)

Or put you on the hook/fines/prison if you did not pay any taxes owed.

If you are paying no rent in your parents beach house that could bring in a lot more to your family being rented as a beach house during the season. 

Keep in mind that your competition is also scared of rates and staying out of the market.

Still have to pay attorney and fight it through court. 

Someone with a voucher may still want to lease your unit even if the rates are above market because they are not paying. 

That way you avoid using a lender and do not have to pay lender or loan officer points.  

That is not luck, that is not random, that is suicide.So conclusion,  the people you are trying to skip trace (and pay money for to skip trace) are not just "a bad " audience.They are the worst possible audience.
