My intentions were to purchase the facility and do some very simple upgrades like fresh gravel and full metal dividers between units and raise rates from where they currently are at $65ish to $85-90.

Structurally and metal quality not enough to argue about. 

You could also do concrete pilings and set on the corners, but I prefer to do the rock.Don't set straight on the ground or your wood floors will rot out and your road will work its way above the door opening.If you do on Asphalt, get some 1/2 inch or thicker  1 ft x 1 ft metal plates to put the feet on. 

In 2006 I bought a home built in 1999 and the coil went out during the first year I was there.  

Recently I had an evaporator coil go out in a 3 ton Goodman AC unit.

The coil froze up - the wife was blaming me - after they lived in the house for years.

If it is a metal shed then they have to remove it when they move out.
