Registered accounts include {self-directed} RSPs, RIF/LIF, TFSAs.Olympia or CWT would not be originating the loans (@Stanley Kong), they would merely be the trustee (of the registered account) and servicer (of the note).

I couldn't imagine doing that with a property below the 1% rule.Just my two cents but when you factor all of those back in, it's merely having reserves to account for unexpected (or anticipated) expenses as a true buy and hold investor.Grant it, if you buy a 'rent ready house' and sell after 2-3 year before any failures take hold those rules may not apply so a lot of it depends on your exit strategy.

The tenant is merely holding your property for you paying expenses payments and cap-ex etc. you make profit when you buy and sell.or refinance.

In light of Texas law, this one of those "creative" financing ideas pitched by seminar guru's that sounds great, but is not practical in Texas.If you find an attorney in Texas willing to properly paper such a transaction, more power to you, but the liability and risks extend beyond merely drafting the documents.
