I would love to start getting into BRRRR and start getting infinite cashflow but this seams it my not be the right property to do that with.The section 8 tenant occupied property is going to cost $100k-$105k and is rented for $1800 a month that cashflows $625 a month.Which property should I pursue?

There is one house in CG that has a really nice looking Frozen room that looks like a custom built theme room, but when you really look at it you can tell they just put together a bunch of stuff you can buy off the shelf in a big way and it worked really well, and looking at their calendar it seems to rent pretty well.

On any property you’ve owned more than 5-10 years your COC can/should be infinite as you’ve done own or two cash out refis and withdrawn all your money.

Overall very nice but your money shot cover kitchen shot’s washed out and needs replacing to grab folks’ attention in the AirBnB infinite scroll.Myrtle Beach is also down this summer 30-40% as a whole, which is certainly part of what you’re seeing, atop more competition from new listings and hotels that have slashed prices to get more heads in beds.

I now provide pre-cut thick plastic washable shelf liners and actually have a clause in my lease about damage to cabinets -- no nails, push pins, other sharp objects (I've had tenants hang pictures with pushpins on side kitchen cabinets, screwed in hooks to hang things) and that stains and damage to cabinetry will not be considered normal wear and tear.
