You also have transactional agency where the broker/ agent isn't representing either side but only helping facilitate the transaction with each being a customer.

I would have to connect with a killer agent and have some good marketing to facilitate this.

My group did not end up being the final buyer, but they facilitated for a big fund from California to pick it up and they have done very well with it. 

Hello @Kem McGuire Typically commercial loans are great to use and if you need to utilize a commercial loan many banks small and large can facilitate that especially with a deal like the 5 unit.

What happens if the seller does not disclose something about the property and then the buyer finds out after COE and you facilitated the deal?

Once I find a good one, I will work on establishing a banking relationship with them, which should help facilitate future loans.I am going to put the commercial side in the back of my brain too in case I don't have good luck with conventional residential lenders or terms change again for the worse.
