Some of the downtown real estate in the small towns is depressed. 

I graduated college in 2008 and moved to California during what is now only compared to the great depression.

Think about all of our parents or grandparents that lived through the Great Depression and then spent the rest of their lives preparing for another. 

Crime is a problem and is concentrated in a certain area but many of the neighborhoods are somewhat depressed.  

@Michael Szypulinski SFH and smaller MF can sometime use seller financing but when in larger 100+ unit MF space the seller financing is usually not an option unless the asset is extremely depressed.

This recovery is certainly more sluggish than the last few but the last recession was the deepest since the great depression in the 20's.

I was able to acquire in some of those areas in '10 - '11 when prices were really depressed.

It was a depressed dump back then and it's never changed.

I think this area is depressed because of current market conditions as well as the quantity or forclosures on the market.

You've kind of depressed me, Don, with your explanation of the new Socialist REO system.Then again, J Scott has filled me with a bright new determination to fight past bank rejection until my bid is finally low enough.
