For the person mentioning healthcare a change was made I believe ( cannot say for sure) that if you get catastrophic care coverage then you are compliant now.

I'm approaching 50 and am fortunate enough to be in a pretty good place--unlike several of the approaches you read on here, I haven't stretched to buy a property with no money down, haven't bought fixer-uppers but instead bought everything with 25-30% down, generally with fannie mae compliant 30 year fixed loans.

Yes and No... here's whyYes - if you feel confident in moving forward with this on your own and you know how to correctly fill out a RPA as well as moving the deal forward so you don't miss your close of escrow, go right ahead.No - You likely are not equipped with the skills to make the deal close on time and will leave things out that are essential to 1 - stay compliant with local and federal regulations, and 2 - there's a good chance you will fill out the required documentation incorrectly, which will make you fall out of escrow.I recommend you trust the agent you hire - also, the seller's side pays their commission - not you.

It's clear to me that many of those selling information or trying to mentor or coach don't understand these basic aspects, otherwise their suggestions would be compliant and they wouldn't be teaching old bad habits not knowing any different.

I don't see any licensing or compliance information on their website, which is the first thing I look for when a HML calls/mails/etc for my referral business - I'm checking out their website while politely nodding "uh huh" to their intro pitch, and just hang up if they aren't even bothering to pretend to be compliant.
