In my experience it should not be your responsibility to pay the lien, it will get paid off prior to or at close.With that said, I have represented buyers and have personally purchased properties off of all the auction sites here in CT and in a lot of the cases the title did not come back clean initially.

It's simple and clean but at the same time has a lot of capability. 

It's not in too bad shape, but was a smoker's house and hasn't had any cleaning done in years.Based on a quick walk-through I'm looking at internal painting, minimal external painting, carpet replaced (or removed to get to the hardwood floors where possible), a bunch of minor repairs to things like gutters/eaves/etc.In a perfect world, this relationship would continue to care for the property as issues occur in the future.

It's a little discouraging when most of these replies are "clean up your credit".

Many times it's for the simple fact that there are too many people touching a file, and it gets lost in the cracks.However, I can't accept your comments that this is a clean and clear system, or we wouldn't have just had one of the biggest lending and finance crashes in history just recently behind us. 

The perk test went great, the land looks suitable to build a home on, and the deed is clean.
