Also wanted to add that if you do not have the staying power to weather a storm when things do not go as planned then real estate investing might not be the right thing for you.Unlike stocks, real estate is not a liquid asset.

I would buy as many SFH's or Multi Units as possible with the 200K put tenants in them, head to your local bank which does portfolio loans and get LOC on them and repeat the process one more time.This way you can utilize the power of leverage and get some decent portfolio of rental properties.

You have different electrical phases based on your state code. pay attention to outlets locations and what kind of power output in each and why.Plumbing is even more crucial as most of the bad job would be covered up.

Looked at the pics.I would power wash the sidewalk next to your building as well as the entrance and patio.They are real dirty and you can see algae growing on them.You can rent concrete pressure washer with a high PSI at Lowe's or Home Depot for cheap.Make sure you spend a little higher amount to get the high psi sprayer.Do Not use it on the house but concrete only as damage can occur.The houses use a lower psi sprayer than the concrete ones.I would say you are looking at identity disorder with this property.I get your story about it but what else is around it??
