They must meet the following two factors:An employer that experienced a substantial decline in gross receipts by more than 50% during a quarter in 2020 or 2021.A business whose operations were fully or partially suspended for any quarter in 2020 or 2021 due to a government order.While the ERTC officially ended on September 20, 2021 (or December 31, 2021, for recovery startup businesses), eligible businesses can still retroactively claim the credit by filing an amended tax return.To claim the ERTC, employers must file Form 941-X for each quarter during which qualified wages were paid.If you need to file an amended tax return for the second, third or fourth quarter of 2020 to claim the ERTC, the deadline to do so is April 15, 2024.For all three eligible quarters in 2021, the deadline to file amended tax returns is April 15, 2025.If you’re thinking “I need help!

Tx property code sec 92.021.b.3 states, "the guarantor is liable under a renewal of the lease only if the renewal: (A) involves the same parties as the original lease; and (B) does not increase the guarantor's potential financial obligation for rent that existed under the original lease.As such, I prefer to use the following language to at least "lock in" the original rent (before any increase) if the guarantor doesn't sign a new agreement for any reason, "This Guaranty applies when the lease agreement commences and continues until the lease agreement ends, including any amendment, modification, extension or renewal of the lease agreement entered into on or before the Last Date of Guarantor Renewal specified above.

· Effective August 28, 2018, California AB 2219 required residential landlords to accept rent payments through a third party, if the payor provides a signed acknowledgment stating that they are not currently a tenant of the premises and that acceptance of the rent payment does not create a new tenancy with the third party.It amended Civil Code §1947.3.Civil Code §1947.3(c) provides the following sample form acknowledgement:I, [insert name of third party], state as follows:I am not currently a tenant of the premises located at [insert address of premises].I acknowledge that acceptance of the rent payment I am offering for the premises does not create a new tenancy.
