If I were to look at a 10% "vacancy" rate and 10% maintenance rate, we'd be just shy of breaking even, which would still be coming out more "ahead" than we currently are) Am I putting the cart before the horse?

I have been saying it over the past 2 years and over the past couple of months it is becoming more evident some investors put the cart in front of the horse. 50% of all AirBnB's were bought over the last 2 years and I would be willing to bet none of them work as LTR.

your getting the cart before the horse... if your goal is to build this out.. and you at the end of the day are going to need your local bank to fund said construction.your next step and first step should be to sit down with your personal banker ( all high rollers have these LOL).. and talk through the stratigies and they will dictate what they will or will not do... once you know what your lender is going to do then you structure the deal.I suspect it will be a very short conversation with your bank saying they only do first position loans ..

Know yours, and explain your wishes to the workmen (not wanting the roofing crew to start at 6am in August, but at noon, might be a no-go for the contractor, so always ask about start and end times).If you are going to have concrete poured, understand how to slump it, and do so.And @Jay Hinrichs, do your Mennonite siders ride horse to work (if so any pics).Just my 2 cents.
