It certainly screams RED FLAG, but why would a seller do this?  

I'm in my 3rd decade as a real estate investor and my take is that there will be a delay until you start seeing screaming deals.

this reminds of the guru who charges 10k to bring them deals.. its called the deal finder or something like that.. then they set the bar so high deals are rarely funded unless they are screaming deals. which most newbies simply cant find unless they luck into one..
