With plenty (90 days or more with an initial "head's up") of notice, I first "non-renewed", then moved out the undesirables, then made sure the vacant units were clean and functional, not doing any upgrades. 

Its a legal function, not a lender function (who I don't believe has a fiduciary responsibility to you anyway).

You have to use an independent 3rd party whose only function is to document the exchange portion of the transaction and hold the funds in escrow for you.  

However, iPad and iPhone have a mind of their own with the auto-correct function if you know what I mean. 

For example, they won't replace your fully functioning dishwasher just because its 20 years old...

The down payment required is entirely unrelated to the checking account - that's a function of the lender.
