@Teri Feeney Styers the slow flip method that I think he is referring to is the one coined by Scott Jelinek which is buying a livable property using private money on a short term (typical 60 month--like a car) and immediately marking it up 2-4 times and selling it on a 30 year term using aĀ land contract.

Which just means that rather than the new loan maturing in a nice round 5 or 7 years, it will mature in 2 years and 10 months, if that's how long your lease with the current tenant is.

If you hire a PM, usually from what I'm hearing, Padsplit PM charges about 8% and some just charge a $800 per month flat fee because it's relatively easy I guess.
