I hope to exceed my pro forma and will be disappointed with my pro forma if I underperform it without a huge unexpected event (such as the Great Recession).  

I do think that Vail gives a lot of bang for your buck as the homes are newer and fairly large, however it's disappointing that such beautiful large homes only rent for $1200.  

It sets people up for wasting their time (and $ for the "guru") and ending up disappointed and worse off than they were when they started.

When I got there, I was disappointed to see that there was water in the basement, lead paint in the attic, and only two prong outlets (with most of them being unable to be converted to three prong).
