A lot of people on this board seem like they never factored in either an economic crisis where no one would be able to pay their rent or the fact that during an economic crisis government tends to get more heavy handed.

This is a high owner occupant area that was highly affected by the foreclosure crisis and has already come back a good bit.

If you want to help them out, send them a check or set up an account for them to pay rent from...to ANYONE else. 9 times out of 10, at some point you will find the house poorly maintained, severely deteriorating, and while you are not collecting the rent due to some other crisis.

Texas was lucky (and prudent) in avoiding the 2008 crisis but has had its fair share of massive real estate based recessions.

Agreed,  @omar,  I would be interested in revisiting this thread...we have now seen advancement of the financial crisis....more people leaving the Island and fear mongering about the virus.  

Manhattan like the Los Angeles area, is home to a large population of foreign nationals, whether that be UN diplomats, recent arrivals who don't have credit.
