On the 2nd part, my building like most building's in that specific CT area is like cutting a house in 4 equal Parts, they are like 100 yr old big houses that have been turned into multi-families.

If so, you can bill back water/sewer consumption (increasing the NOI and cutting one of your largest expenses)  but you'll want to see if that's common practice with your competition and ensure rents line up as well.

The bank will never improve the property beyond winterizing and maybe cutting the grass if there are fines for violating ordinances, but no way they would renovate like that.

Because the way a good turnkey company makes money isn't by tacking on a premium, it's by capitalizing on economies of scale in the rehab process, having the networks to get distressed properties at great prices, and having their own wholesaling operations that scour the market for those opportunities to cut down on commission costs.

Unless you have an arrangement with the buyer for a flat fee or  assignment I am not sure how you can run your negotiations with the seller with your end buyer present.I recommend involving the buyer once you have the property under contract or there is nothing to stop them cutting you out of the deal.

Blood from gun shots,, we let it dry, cut out damaged sheetrock,, flooring carpet & pad cut out and wrapped up like a buritto,, plastic gloves, face masks,,  one guy died in bed,, put the mattress in a tarp and rolled it up and out.
